{"id":40435,"date":"2024-09-19T08:34:00","date_gmt":"2024-09-19T07:34:00","guid":{"rendered":"https:\/\/www.intelligentcio.com\/north-america\/?p=40435"},"modified":"2024-10-02T10:57:09","modified_gmt":"2024-10-02T09:57:09","slug":"town-lane-and-powerhouse-data-centers-acquire-future-data-centre-land-site-in-charlotte","status":"publish","type":"post","link":"https:\/\/www.intelligentcio.com\/north-america\/2024\/09\/19\/town-lane-and-powerhouse-data-centers-acquire-future-data-centre-land-site-in-charlotte\/","title":{"rendered":"Town Lane and PowerHouse Data Centers acquire future data centre land site in Charlotte"},"content":{"rendered":"\n<p><em>The data centre shell site will offer\u00a02.5M\u00a0square feet of space and 300MW of secured critical power, with the potential for more, providing an excellent opportunity for\u00a0CSP&#8217;s and hyperscale users.<\/em><\/p>\n\n\n\n<p>Town Lane, a real estate investment management firm, and PowerHouse Data Centers \u2013 a&nbsp;leading real estate developer and owner of next-generation hyperscale data centres and fully owned division of&nbsp;American Real Estate Partners (AREP) \u2013 have announced the completed purchase of 122 acres in&nbsp;Charlotte, North Carolina&nbsp;via a joint venture partnership between both companies.<\/p>\n\n\n\n<p>The land site is the future home to&nbsp;PowerHouse Charlotte, a five-building, 2.5 million square foot data centre campus that will have 300MW, with the potential to increase to 500MW, of secured power by&nbsp;April 2027.<\/p>\n\n\n\n<p>Tyler Henritze, Founder and Managing Partner, Town Lane, said: &#8220;We recognise the on-going demand for digital infrastructure and that&nbsp;Charlotte&nbsp;has emerged as a compelling data centre market given its access to renewable power and connectivity; which is why we are excited to partner with an experienced developer like PowerHouse, who has strong proven technical and power procurement capabilities, to develop this site.&#8221;<\/p>\n\n\n\n<p>Brian Katz, PowerHouse President and Co-founder,&nbsp;added: &#8220;Our deep real estate relationships are foundational to PowerHouse&#8217;s success and instrumental in our ability to rewrite the data centre development playbook. We have a tremendous amount of respect for Town Lane and are thrilled to collaborate on our first project together.&#8221;<\/p>\n\n\n\n<p>The site is conveniently located less than 10 miles from downtown&nbsp;Charlotte&nbsp;and has great access points due to immediate proximity to the nearby intersection of I-485 and Highway 49.<\/p>\n\n\n\n<p>It will have access to 15MW of bridging power in Q4 2026, given an existing adjacent substation, and has partnered with Duke Energy to build an additional substation on the site to deliver the incremental 500MW of power utilising Duke&#8217;s ability to deliver &gt;50% renewable power given nuclear power generation.<\/p>\n\n\n\n<p>Doug\u00a0Fleit, PowerHouse CEO and Co-founder, said: &#8220;We are proud to bring PowerHouse Charlotte to market with Town Lane as our partner and in lockstep with Duke Energy.
